SMART GROWTH.

In response to a growing population, decentralization of cities and suburban sprawl in America, the Smart Growth initiative seeks an answer to the problems that accompany this growth and movement of people. Smart growth has a wide range of definitions and interpretations of what is and how it should be implemented.

It is a collaboration of various special interest groups and the community.

Common characteristics of smart growth features include: *Development that is economically viable and preserves the environment. Planning that is comprehensive, integrated, and regional. Public, private and nonprofit sectors work together. Certainty and predictability in the development process. Infrastructure is maintained and enhanced to serve the community. Redevelopment of infill housing, brownfield sites and obsolete building. Recognizes the importance of urban centers. Compact suburban development integrated into commercial areas; new town centers near planned transportation facilities. Development on the urban fringe integrates mix land uses, preserves open space, is fiscally responsible, and provides transportation option.*

It specifically prohibits a particular use from a district that might otherwise permit it in order to prevent an extreme impact, such as noise, pollution, or odor. The term has taken on a negative connotation that applies to ordinances that limit housing choices for low and moderate-income families. Exclusionary ordinances may work to restrict a community's labor force, and may displace the work force a greater distance, which taxes the transportation system.

There has to be a good understanding of current situations in community and development process. I believe that education is important and that by the various interests collaborating together only promotes a better understanding of what we are up against, what we want to
